Research a Profitable Niche Site

I want to develop a new niche website without doing all the work this time around. I want a profitable niche to specialize in but I don't have the time to research through Market Samurai or other internet marketing sites to find my new niche site. My goals are to derive income using Google Adsense and selling advertising banners along with promoting affiliate products from my site. I need about 5-10 separate keyword phrases that have been analyzed and determined to be a profitable area to begin a new niche website. These keyword phrases should be retrieving good traffic from google, a low level of competition, and at least $1 CPC. If I were to start a new niche site in this category I should be able to rank on the first page of google (preferably 1-5) without much effort. I also want a detailed plan of how you expect to go about your strategy for marketing this type of site in order for me to determine if this is viable for me. I may outsource the entire site from start to finish. So there is room for additional work if you can show me that you will be an asset to my new niche site. Thank you for bidding.
