I have a property that is 400 square metres in size, the building can be 10 metres high, and I want to fit the following: 8 car spaces, 2 motor bike spaces, 36 rooms that are a mix of 20 rooms that are 14 sqm (with kitchenette and small bathroom with sink and shower - no bath), and 16 rooms that are 18 sqm. The car spaces can go in an open area on the ground floor (under the first floor), and on the first floor there needs to be a common room that is 20 square metres, and one stair well in the building that connects the ground floor, and first and second floors.
What I would like are architectural drawings (floor plans and elevations) that achieves these parameters and fits with the Australian building code for affordable housing of over 20 units (i.e. the building would need to be Class 3 under the building code of Australia - BCA)
