Ongoing Web Project (CSS/HTML/PHP/MYSQL)

I am looking to contract programming help from a freelancer (Philadelphia USA preferred but not required). This project will be ongoing and likely be worth $500/per month for at least 6 months and site maintenance will continue beyond. Full time hiring may be an option for Philadelphia residents. I operate the website (pre-launch) [login to view URL], which is currently a template real estate listing site purchased from EasyManager. I would like to customize this website (re-arrange some of the display, create some custom pages). Then I will require some changes to the forms for submitting new properties and the databases must accept and later display these different parameters to users who search for properties. I will supply all artwork and text. The second and larger phase will be re-engineering features from the JBooks real estate and management java desktop application ([login to view URL]) such that users can manage and analyze real estate finances online as opposed to on the desktop. Although the algorithms already exist in java, the user interface will largely have to be reverse engineered and the databases for this system do not exist. The website is hosted on Bravenet which has a MySQL system and is compatible with PHP but not JS. Detailed job specs are on the clarification board.
