Cosignature as a technicality on mortgage in exchange for $5,000

Hi, this sounds super spammy and sketchy, but I’m looking for someone with stable income who isn’t in need of a loan of their own currently (perhaps you’re older and settled down in life) who earns enough that they could cosign a loan of $200,000 with me (not coborrow, I’d have sole ownership of the property) in exchange for $5,000 upfront and 3 months of free rent in the home (including use of its pool and sauna) I’m buying before I move in in May. I have a great credit score and can afford a substantial downpayment, and will be able to pay it off in full in around 5-7 years, it’s just that I am buying a home in Georgia so I have to either secure a job there (which I can’t because I’m here in LA finishing school until May) or find a cosigner and my brother is buying his own home this year (otherwise he would, he’s in tech) and my mother doesn’t work, she lives off survivor’s benefits from my father dying, so she can’t either. Terms are open for negotiation, for example we can write a private contract expressing that you will never actually be paying anything and that if I ended up in emergency my family would take over, etc., but co-ownership of the property is not up for negotiation, this is just a way for someone already settled into life to make some quick easy cash all at once in exchange for helping a young woman be one of the few milennials able to own a home. This is my dream home, I’ve thought if it day and night and recently it not only went back up on the market, but dropped $44,400 in price! Anyway, thank you for your time, and please ask around if you know anyone who would be interested in my odd proposal, perhaps your mom’s mom who likes to invest but already own a home of her own.
