The past few years of our society’s economics had everyone rushing to sell their properties to make the maximum return on their investment they would ever hope to receive. Today we are in a recession and many fear it will be a depression. We have come to the time that if you own property it is your fulltime task to try to keep it. Instead of selling the correct thing to do now is Property Enhancement.
Property Enhancement is the process where an individual focuses their energy on two points, 1) providing good maintenance on their property to preserve the integrity of their property and 2) enhancing the property for future resell. As we all know, property is the best investment in the long run. Even though values drop they always balance themselves out, like what we are going through right now after the property skyrockets of the past two years.
We shall start with point one and explain in detail steps you should take to maintain your properties integrity. You have to realize when people do start buying, the homes they will be buying are ones they do not have to work on, so you need to pressure wash the roofs, exterior, driveways, decks/patios and walkways. You do not need fungus and mold eating at your future profits. You then need to look at any issues that need repairs, such as; leaks, crumbling concrete, falling fences, overgrown landscape, water heaters, furnaces and air conditioning units that are not properly working. These are the accounts that you want to cash in big on when you sell.
The second point consists of the beautification of your property. Here you need to make sure the interior walls of the home are a neutral color that will fit into everyone’s décor. Wild paint jobs will limit your prospects when selling. Updating appliances will also bring in the money when you do sell, which is a good return on your investment. The two rooms that bring major ROI are the kitchen and bathrooms. Everyone today is looking for bathrooms that are like resorts and kitchens that any chef would die for, so keep this in mind when you choose where to invest your renovation money.
